The renter must pay the rent at the times and in the manner specified in the Contract.
The renter should not damage or injure the property or make any alteration in or addition to it. The renter should preserve the furniture and the effects for being destroyed or damaged and not remove any of them from the property. The owner should immediately be informed about any damage to the property. The renter is responsible for damage by a third party invited to the apartment during the rental.
The owner or the owner’s agent must be able to enter the property to view the state and condition of damage in order to undertake necessary reparations. The renter cannot claim any compensation or rental reduction.
The renter should clean the apartment at the end of the renting in the same state and condition as it was at the beginning of the renting. (Including all equipment of the apartment). If necessary cleaning has not been done upon departure, the cleaning cost will be deducted from the deposit.
The renter must respect the maximum capacity of the apartment.
The renter must not make undue noise between 23.00 and 7.00 and at any time noise should be confined within the property.
The renter can under no circumstances exercise the right to remain on the premises at the end of the stay. (Except with the approval of the owner.)
No pets of any kind are allowed on the premises.
The renter cannot carry out on the property any profession or trade business or let the apartment or receive paying guests on the property.
The owner must respect the general conditions and not request additional charges unless these are stipulated in the Contract.
The owner must supply the client with household linens upon arrival and respect the commitments undertaken with the client during the e-mail exchanges.
The owner must return the security deposit to the renter after the departure inventory if no damage has been brought to light.
The owner cannot be held responsible for any temporary defect of equipment, electricity power cuts, temporary water cuts, loss, breakage or injury due to weather conditions, riot, strike or any other circumstances independent of his/her will.
In the case, the apartment is destroyed or considerably damaged by another renter BEFORE the beginning of the rental, the renter will be notified by e-mail and totally reimbursed as soon as possible.
